what to expect when you build a new home
Well, after moving 3 times in the by 6 months nosotros've finally made it: we are in our brand new house! Nosotros've been here a calendar week and it feels like home already, albeit a abode I cannot believe is really ours. I'm going to share a few photos of our new firm today and also give a quick rundown of the abode building process, then that any of you who may be considering building a new home will know what to wait.
Annotation: you may be interested in my other home edifice posts: should y'all buy or build your next abode? and ix mistakes non to brand when y'all're edifice a new home.
When yous build a new habitation, you have a couple choices up front end: you tin can either purchase a lot and then find a builder for a custom build, or yous can build a semi-custom dwelling house with builder-provided floorplans in a architect-owned subdivision, purchasing the lot and home together once the build is complete. That's what we did, and so that's what I'll tell you about today.
More often than not, your first indicate of contact with a builder will be at a model home, where yous'll meet with a sales agent for the builder (you tin bring your own agent if you like; if you lot don't, many builders volition give yous some sort of credit toward the price of the home). You'll exist able to expect at different floorplans and see what lots are bachelor so you can determine if ane of them is right for you lot. I'd recommend doing your absolute best to actually walk through whichever floorplan you're leaning toward – information technology'due south and then difficult to tell how a business firm will really look and feel but by looking at plans. See if there'due south a model home in the programme you lot're considering. If not, ask if in that location's a home under construction or recently completed that the owners would allow you to walk through. Nosotros were lucky enough to exist able to come across a model of the plan we were because, and as soon as I walked into the open living/kitchen/dining area I knew this was the house for us. This is what information technology looks like right at present – information technology's too wide for me to get it all in one shot, so I put 2 next to give you an idea of the whole space:
Once you decide on a lot and a floorplan you'll put downward a eolith and sign a contract to agree the lot in your name. (The builder may or may not require you to have already sold your electric current home at this signal.) The next step is to meet with a design consultant to customize areas of your dwelling house and decide what upgrades y'all'll be calculation. This ways you won't know the final home price until afterwards you've already reserved your lot, chosen your plans, and put some money down, which can exist hard if you're a budget-oriented person similar I am. Nosotros did our best to price out most of the upgrades we knew we'd want in our abode earlier we put much money downward because nosotros didn't want to exist surprised with a house that cost thousands of dollars more than we were expecting. Some builders are much more than helpful with this process than others, and our agent went well out of his way to help us (check out 9 mistakes not to make when edifice a new home for more information on our experience at that place). One of the upgrades we chose was to brand all the doors on the main level 8 anxiety alpine, which looks pretty absurd:
Choosing colors and styles and trim and floor and cabinets and countertops, etc., can be overwhelming, then I'd recommend using Pinterest to proceed track of things yous like for a few weeks earlier your design appointment. You likely won't be able to become everything exactly the way you want it, but having some preferences in heed volition make it easier to choose options.
Once you lot've finalized your design decisions, you'll run across with an architect to fine melody things and you'll get out with your very ain firm plans, which is super exciting:
So you may have a few weeks or months to wait while the builder gets urban center and engineering permits. Finally, yous'll get word that information technology'due south time for the dig, and that's when things get actually exciting.
Our business firm took most iii months from dig to completion. This was the full general schedule:
The hole was dug and the foundation was poured. A few days subsequently framing began, which is really fun to watch because information technology goes so fast and all of the sudden there's a house sitting on your lot.
After framing, plumbing, heating/cooling, and electrical all got roughed in. The roof went on at the same time. About five weeks into the process, we had the four-manner meeting with the building supervisor. This was our risk to make sure everything looked good before the drywall started roofing it all up.
After 4-style, insulation and drywall went in. Tile was laid in the bathrooms and the walls were taped and textured. Past 8 weeks into the build we had laminate flooring downward in the main living areas, cabinets in the kitchen and bathrooms, tubs and toilets installed, and the exterior of the house was by and large finished. We could really tell what the firm was going to expect like at this point.
During the final four weeks everything else got finished up: granite countertops, paint, trim, carpet, appliances, fixtures, etc. It was nervus-wracking to see everything I had called become put in because I kept worrying I hadn't fabricated the "right" design choices. However, once it was all put together I loved it.
During the final calendar week we bluish taped every single nick and scratch we could find and the touchup crew came back to make sure everything looked perfect earlier we closed on the firm.
We visited the firm almost every day during structure. Nosotros'd heard horror stories most walls being framed in the wrong place and drywall being hung with no insulation backside it, and then we wanted to brand certain we'd catch anything that might become wrong. Nosotros thought some of the stonework on the front of our dwelling house looked a little crooked, so nosotros called our amanuensis. Past the end of that business organisation day the rock had been removed and put support level.
Here are a few more photos of our finished dwelling. Since we just moved in nosotros don't have annihilation dolled upwards withal, but you tin can get an idea of the basic layout.
When you walk in the front door we take a short hallway entryway that opens up into a the big living/dining/kitchen expanse. I'chiliad having a not bad time picking out some more article of furniture for this expanse.
I'one thousand going to live in this kitchen. I love the huge island, the white cabinets, and the crawly appliances that actually exercise what they're supposed to (I don't think I've ever had a dishwasher before that actually CLEANS dingy dishes!).
Down a hallway from the kitchen are three smallish bedrooms, 2 of which will hold kids and one of which is going to be my office/sewing space. I'one thousand stoked.
On the other side of the living room is a small mudroom off the garage, a laundry room and pulverisation room, and the chief bedroom and bathroom. The bathroom is ridiculously big and I beloved it. My oldest son is simply a piddling bitter than my bath and closet combined are bigger than his bedroom, but he'll get over information technology, correct?
Downstairs we have another sleeping accommodation and bath for more kids and a large family/Television room.
There's one more bedroom that's unfinished right now which we hope to finish next summer. Finally, we take another large unfinished infinite that's going to be used for storage, an exercise area, and peradventure fifty-fifty a little photo studio downward the line when I get some lighting.
I am so grateful we've been able to motion into this amazing home. We finally have plenty of room for our family of vii. I never in a million years would have thought I'd have a house like this, but we've been saving up for a while and interest rates are so depression right now that we were able to make it work.
A few terminal shots of the build:
